What is an EPC and why is it important for Landlords?
An EPC (Energy Performance Certificate) is a report that assesses how energy efficient a property is. The report includes the current rating of the property as well as ways that the energy efficiency of the property can be improved.
For Landlords, EPCs are legal requirements before renting out a property. By 2028, Landlords will be fined up to £30,000 if they don’t get their property up to the rating of a C.
Case Study
We carried out installations to a ground- floor flat in Leicester. These installations costed £0 for the Landlord and have a rough value of work completed as £19,000. These installations also have potential yearly savings of £1445. Landlords can access these heating grants and get their heating and insulation replaced through the Government schemes.
The measures we installed also came with warranties. For example, the Internal Wall Insulation came with a 25 year warranty. There is also a 25 year warranty on the Underfloor Insulation that got installed. The Smart Storage heaters came with a 10 year warranty too. As this property qualified for government funding, these energy saving measures came at a cost of £0 for the Landlord.
Before any of these measures were installed, the property had an EPC rating of an F. However, this ground- floor flat has the potential to be at a C rating once these measures have been installed.
In terms of the environment, carrying out these upgrades also had many benefits. The C02 production decrease in this property can be used as an example.
